	Family Option Mortgages This type of loan is an excellent way to pay as little or as much as you would like monthly. Each month you have the option of making a 30 year, 15 year, interest only or minimum payment. You choose. The Family Option Mortgage is great for individuals whose incomes vary from month to month or for those homeowners who wish to use the money they normally would send to the bank for other purposes. Balloon Loans A balloon loan is a great choice for borrowers who prefer the stability of a fixed-rate loan, but plan on moving in a few years. In a balloon loan the monthly payments stay the same for the balloon period, usually 5, 7 or 10 years. At the end of the balloon period, the remaining loan balance is due at this time. Fixed Rate Mortgages This is the most common type of mortgage program. Your monthly payments never change because the interest rate remains fixed for the life of the loan. Fixed-rate mortgages are available for 30 years, 20 years, 15 years and even 10 years. This loan is right for you if you do not plan to move or refinance for at least 10 years. Adjustable Rate Mortgages These loans generally begin with an interest rate that is 2-3 percent below a comparable fixed rate mortgage, which may allow you to qualify for a more expensive home. This product is right for you if you do not plan to be in your home for longer then 5 or 10 years or if you are trying to qualify for the largest loan possible using your current income and are confident that your income will increase significantly to cover any rate increases. First Time Home Buyer We have a variety of loan programs for the First Time Home Buyer. Financing for individuals with good credit histories is available as high as 107% of the purchase price. With this type of loan, closing costs and prepaid items could be financed in the loan amount effectively eliminating any need to bring cash to closing. Non Conforming Loans For those individuals with less than perfect credit histories, we offer up to 100% financing through our non conforming loan products.
