	Fixed Rate Mortgages This is the most common type of mortgage program. Your monthly payments never change because the interest rate remains fixed for the life of the loan. Fixed-rate mortgages are available for 30 years, 20 years, 15 years and even 10 years. This loan is right for you if you do not plan to move or refinance for at least 10 years. Adjustable Rate Mortgages These loans generally begin with an interest rate that is 2-3 percent below a comparable fixed rate mortgage, which may allow you to qualify for a more expensive home. This product is right for you if you do not plan to be in your home for longer then 5 or 10 years or if you are trying to qualify for the largest loan possible using your current income and are confident that your income will increase significantly to cover any rate increases. First Time Home Buyer We have a variety of loan programs for the First Time Home Buyer. Financing for individuals with good credit histories is available as high as 107% of the purchase price. With this type of loan, closing costs and prepaid items could be financed in the loan amount effectively eliminating any need to bring cash to closing. Non Conforming Loans For those individuals with less than perfect credit histories, we offer up to 100% financing through our non conforming loan products.
